Kelowna Infill Challenge:
Okanagan Line Townhomes

Type:      Infill Residential, Missing Middle, Multi-Family

As Kelowna continues to grow and densify, the challenge is how to offer residents high quality living spaces inside, and plenty of opportunities for neighbors to connect outside. The Okanagan Line is a project that demonstrates how density can be added appropriately and sensitively within existing single family neighbourhoods, without compromising the quality of life these neighbourhoods have traditionally offered.

Just like a train that starts with an engine and adds more cars on the end, the Okanagan Line is flexible enough to start as a small infill structure and grow, or as a complete community of five units. This flexibility means that existing residents don’t have to be displaced in order to add additional housing options. In fact, they can build a new two-unit dwelling in their rear yard without touching their existing house. At a later date, and when the time is right, the existing house can be replaced by another three units to complete the build-out of the property.

In each of these development scenarios, care has been given to maximizing the limited outdoor space available. The front and rear yards are fully dedicated to communal activities like gardening, grilling, and play activities for children. Additionally, each unit has access to a cozy, private outdoor space on the side and multiple balconies at the upper level. Although the residents have plenty of access to the outdoors, each of these spaces has been designed to ensure privacy to the neighbours on either side.
